HomesIDX

IDX Vendor Agreement

Version 2026-08-27. Accepted in the dashboard before API keys are issued.

1. Parties

This agreement is between HomesIDX d/b/a HomesIDX (the Vendor) and the brokerage or agent holding the account (the Customer). The Customer is the advertising broker for every listing displayed through the service. It supplements the Terms of service; where they differ, this agreement controls for MLS data.

2. MLS authorization

  1. The Customer is a participant or subscriber of California Regional MLS (CRMLS) in good standing and stays so for the term.
  2. The Customer's broker of record signs the CRMLS IDX Request Form naming HomesIDX as website vendor and listing every website URL that will display listings, and uploads it in the dashboard within 30 days of account creation.
  3. Live CRMLS data is released to the account when CRMLS confirms the form. Until then the account receives sample data.
  4. If membership lapses or CRMLS withdraws authorization, the Customer's keys stop and the Customer removes all listing data within 24 hours.

3. Display rules

On every page, app screen, or message that shows listing data, the Customer will:

  1. Show the listing agent and listing office next to the price, bed and bath count, square footage, or photo of every listing, in type no smaller or lighter than the description.
  2. Label attribution as Listing Agent, Listing Office, or Listing Broker. Never "Courtesy of".
  3. Every call to action names who will respond. If that is not the listing agent, say so. Tour and contact buttons included.
  4. Show the listing broker contact information delivered in idx_contact_info.
  5. Show the CRMLS disclaimer and the data_last_updated timestamp on every page that displays listings.
  6. Refresh displayed data at least every 12 hours. Do not cache listing data beyond that.
  7. Show only the primary photo for closed listings. Do not rehost photos or strip attribution from them.
  8. Do not alter, truncate, or restyle attribution, disclaimers, or timestamps.
  9. Display an Equal Housing Opportunity statement or logo on pages that show listings.

The hosted page and embed meet these rules by default. A site built on the API or SDK must meet them by the Customer's own implementation. Current CRMLS text: IDX Standards of Practice.

4. Permitted and prohibited use

Permitted: displaying listings on the URLs and applications registered to the account, to help consumers identify properties to buy or rent.

Prohibited: redistribution, resale, sublicensing, or bulk export of listing data; sharing keys across brokerages or with unregistered sites; automated valuation, analytics, or lead products built on the data; marketing to MLS members; training machine learning models; framing the hosted page under a domain not registered to the account; any use CRMLS rules prohibit.

5. Site registration and monitoring

  1. Every URL that displays listings is registered in the dashboard before use. The Vendor reports registered URLs to CRMLS.
  2. The Vendor checks registered URLs for the display rules automatically each day and may review any page by hand. The Customer grants access for that purpose.
  3. On notice of a failing display, the Customer corrects it within 2 business days.
  4. The Vendor may suspend a URL, a key, or the account for an uncorrected failure, for a CRMLS instruction, or for a breach of section 4, without refund for the current period.

6. Citations and liability

  1. CRMLS citations and fines arising from the Customer's display, or from anyone building for the Customer, are the Customer's responsibility.
  2. The Customer indemnifies the Vendor against claims, fines, and costs caused by the Customer's breach of this agreement or of CRMLS rules, including loss of the Vendor's data license.
  3. The Vendor's liability is limited as stated in the Terms of service.

7. Fees

The plan fee and any CRMLS per-URL fee on the pricing page, billed monthly in advance. Setup and site-build services are quoted separately.

8. Term

Month to month. Either party may end it at the end of a billing period. On termination the Customer stops displaying data obtained through the service within 24 hours and deletes any cached copies.

9. Acceptance

A person authorized to bind the Customer accepts this agreement in the dashboard. The version, time, and network address of acceptance are recorded. Changes take effect 30 days after notice to the account email, and the dashboard asks for acceptance again.
